What is your pet policy?
We are a pet-friendly apartment community! Not only are cats and dogs welcome, but they are considered family!
Two pet max per apartment. Fee $300 (1st pet); $150 (2nd pet), Rent: $20.
Restricted breeds are NOT allowed. Breed restrictions are as follows: Rottweiler, American Staffordshire Terrier, Pit Bull, German Shepherd, Doberman Pinscher, Min-Pins, Akita, Chow, Wolf Hybrids, Dogo Argentine, Presa Canario, Cane Corso, Tosa Inu or other pets deemed dangerous by Management are not permitted.
Who are the utility providers?
Electricity would be provided by Duke Energy.
Water is sub-metered and paid with your rent.
Cable and Internet are optional and can be sourced through Spectrum or AT&T.
Do you require renters insurance?
We require residents to have liability coverage in the amount of $100,000 and contents coverage in the amount of $25,000. We hope you never need it, but you’ll feel better knowing you have it! We can link you up with a cost-effective provider if you don’t already have one.
What are the nearby schools and school districts?
Our community’s schools are Kernodle Elementary, Colfax Middle, and Northwest High School.
Do you have furnished apartments available?
No, but we can link you up with excellent rental furniture companies who let you choose your own options without the high mark-up apartments typically charge.

Do you allow co-signers?
We do not allow for cosigners at this time.
Does this apartment take Section 8 or vouchers?
We are unable to process Section 8 vouchers but can provide a list we obtained through the city if you request it.
What is your approval process or criteria for approval?
A prospective resident’s income must be equal or greater than three (3) times the monthly rental rate of the apartment to be leased, exclusive of discounts or specials.
Roommates: Each roommate must complete a separate application. Each will be qualified separately, and must individually qualify with age, employment, income, and credit history. The income may be met jointly, but each individual roommate must have gross income equal to or greater than two (2) times the monthly rental rate of the apartment to be leased.
A credit report from a Consumer Reporting Agency will be required of each applicant. Each prospective resident must have verifiable credit accounts in good standing and have a satisfactory credit history. The prospective resident must also have a satisfactory rental payment history or mortgage payment history. The company does not accept co-signers or subletting.
What is an acceptable proof of income to sign a lease?
The prospective resident must be gainfully employed, verifiable through their company’s personnel office, or have proof of adequate income from other sources, such proof being sufficient at the sole discretion of Apartment Dynamics, LLC. In the event a prospective resident is self-employed, documentation is required, including but not limited to a verifiable tax statement showing earnings from the previous year.
How much are your application fees? How much money does it cost to apply?
There is a $50 application fee per applicant, one $150 administrative fee, and a $500 deposit.
What is the difference between an application and administration fee?
Application fees cover the "hard" costs of processing the individual rental applications, including fees to 3rd party companies who provide credit screening reports. The administrative fee covers the "soft" costs of processing the rental applications, contacting verifying agencies, preparing documents and more.
Is there a charge for parking?
Parking is FREE! And spaces are plentiful!
Is there a place where I can pay my rent after office hours?
While we do not have a drop box, we do offer ways to pay rent using a cashiers check or money order electronically through Green Dot. Our team would be happy to assist you with this feature.
Will you accept electronic payments from my bank?
Yes. We make payment easy! We accept payments through ACH, debit, and credit cards, which can easily be set up through our Resident Portal!
Can I change to a month-to-month lease plan after my first year?
Yes, in some cases. In fact, if you don't renew, your lease automatically reverts to a month-to-month lease under the same terms and conditions as the original lease, including the requirement of a 30-day notice. However, you'll want to make sure it is in your best interests, since typically a month to month lease is at an increased rate and requires payment of month-to-month fees. So, don't let your lease lapse without a renewal! Please ask!
Are gas grills permitted at your property?
Yes! However, NC Fire Code states you must move grills 10 feet away vertically and horizontally from combustible materials, and it prohibits storing grills of any kind on 2nd floor balconies. This means no upstairs grills, and no grilling on a patio within 10 feet of a building, pine needles, trees, etc. For your convenience, we provide grills for you to use which are away from the buildings so you don’t run the risk of violating this important law!
